AC Tune Up and Annual Maintenance Checklist

Air Conditioning 20 Point Performance Tune-Up Check List:
- Adjust and program thermostat for current season
- Clean condenser coil
- Inspect and change standard size filters
- Level condensing unit (additional labor charges may apply for sunken or defective pads)
- Lubricate motor and fan bearings as well as other moving parts as necessary
- Clean and inspect evaporator coil and drain pain when readily accessible (additional labor charges may apply for difficult cleaning of evaporator coil)
- Clean and inspect condensation drain lines and fittings
- Adjust and thoroughly clean blower motor and fan assembly as needed (additional labor charges may apply for difficult cleaning of blower/ fan assembly)
- Inspect, tighten and test all electrical connections, including disconnect switch
- Inspect all capacitors an d contractor
- Run test all controls, switches, relays, transformers, contractors, motors and fans
- Measure starting and running amperes, line voltage, and control voltage
- Test system starting capabilities
- Check system for proper air flow and air delivery
- Inspect and adjust all safety controls
- Digitally monitor refrigerant (Freon) pressures and temperatures
- Digitally measure superheat and/or sub cooling
- Check air conditioning system for proper production and capacity
- Check for proper clearance surrounding air conditioning equipment
- Complete a written report for customer with system recommendations
Avoid being blindsided with a broken A/C
Nothing's worse than sweating all night, being unable to get a good night's sleep, and then going to work when it's hot and miserable outside. You're not the only one…and as you call around for service you notice that everyone is booked solid, an you now have to wait a day or two and endure much more heat than you wanted to. If you find yourself in this situation, the best thing you can do is sign up for our Priority Service Agreement so you are never in this situation again!
Beat the heat and avoid the rush
While most people wait until it gets hot out to schedule their A/C Service, you can have the advantage and schedule in the spring. This saves you potential headache (and sweating all night), and gives you much more flexibility with your schedule. In the springs months when the temperatures are mild outside most people aren't even using let alone thinking about their A/Cs. That's usually when our schedule is more flexible, and we offer great specials on A/C tune-ups, too! A great rule of thumb is to schedule your service around Easter. By doing so, you'll have peace of mind during the summer, and won't have to worry about a broke down A/C or a long waiting list during a heat wave.
A comprehensive test cannot be achieved in the cold season
We've had many customers ask us if we can get service their Air Conditioner during a furnace tune up in the fall, but unfortunately the outdoor temperatures have to be cooperating in order to properly test pressures. It is best to have your AC system tuned up in the spring on a warm day. A Priority Service Agreement will ensure your system is taken care of at the proper time, and at a reduced rate.
